Selling an Office Investment

One of our last office listings went from listed to closed in less than 60 days (74,000 square foot, 6-stories, listed in November and sold in  December).  We have been successfully selling office properties for many years.  In fact, our office holds the record for selling the seventh and eigth largest office building in Sperry Van Ness history!  Selling an office investment is a complicated assignment that involves reviewing all lease documents, determining the "true" current and future net operating incomes and evaluating how to maximize the sale price of the asset.  We work with ownership to insure that all of the property's value is identified.

Description: 147,500 square foot, 7-story office building located in Mount Prospect, Illinois.  Sperry Van Ness Commercial Real Estate Advisors sold this property twice in less than four years for different owners.  First sale was to a Chicagoloand investment group represented by a Chicago broker.  In the second sale, the Chicagoland investment group retained Sperry Van Ness for the disposition and property was sold to a family trust who owns over fifty commercial properties in the midwest.

Description:  77,200 square foot, one story office building leased to BlueCross BlueShield on a long-term basis.  Sperry Van Ness Commercial Real Estate Advisors represented the Seller.  Southern California buyer came out of a 1031 trade and was represented by a non-Sperry Van Ness broker out of Tulsa, Oklahoma.

Description:  74,191 square foot, 6-story office building located in Rolling Meadows, Illinois.  Sperry Van Ness Commercial Real Estate Advisors sold this property within 60 days of getting the listing.  Buyer came from south suburbs of Chicago and was represented by a south suburban real estate broker.  Prior to getting the listing, Sperry Van Ness predicted to seller that buyer would be a local property owner looking to add to his existing portfolio.
